When it’s November in Massachusetts and your boiler is acting up who can blame you for feeling a little stressed? More often than not we’ve found that heating system anxiety is caused by misinformation. Homeowners are sometimes led to believe that the cost or the scope of a new heating system installation is greater than it needs to be. In this video the Winchester homeowner was relieved because after all was said and done not only did they have a new reliable heating system but they also dramatically improved their hot water capacity.

The homeowner contacted us about their boiler because they were concerned with the increased frequency of breakdowns and repairs. They wanted to be certain their heating system would be reliable throughout the upcoming winter. The existing boiler was about thirty years old. It had numerous issues including a bad gas valve, a bad relay, and the main module. Realizing that they did well to get thirty years of service out of that boiler they made the decision it had to come out.

The family did not want to go with a high efficiency boiler. They just wanted a replacement similar to the present boiler. After calculating heat loads and determining the family’s needs as well as the characteristics of the house we suggested a Weil McLean 84% efficient gas boiler with a fan assisted direct vent into the chimney. Also since the family uses a lot of hot water we went with an 80 gallon indirect fired hot water heater by Superstore. They’ll never run out of hot water again.

In the video Ken points out some of the features of this boiler installation that you won’t often get from many HVAC mechanics. The fan in the can which draws outside air for combustion whenever heat is called for is a code requirement in Winchester. We would hope that every HVAC mechanic puts them in. Same with the low water cutoff and the carbon monoxide detector. Those are things we install on every job.

Four Zone Heating

This new boiler has 4 zones, each with its own individual pump. The pumps and the returns are tagged and individually valved off. That way if there were ever a problem any of the zones could be identified and isolated without losing heat or hot water in the home.

The new boiler comes with a 20 year warranty. The family was happy with the length of service they got from the previous Weil McLean and we know they’ll be happy with this one as well. They were also pleasantly surprised that the whole process of removal and installation went smoothly without any sticker shock or undue stress.

Hi, I’m Ken from Absolute Plumbing Heating & Cooling Inc.
And today we’re in Winchester, and our job today is we’re going to be taking out a- probably a 30 year old less efficient gas fired forced hot water system.
This client here had some problems in the past where the gas valve was bad, the main module was bad, the relay was bad.
She’s just at the point now where she just wants to take the whole thing out. Not looking to go high efficiency. Okay with going back into the chimney with a lesser efficient 85% efficient boiler.
So that’s what we’re going to be putting in. we’re going to be putting in a Weil Mclean fan assisted 85% into the chimney gas boiler.

Good morning I’m Ken Roberts with Absolute Plumbing Heating & Cooling Inc. and I’m here in Winchester this morning following up on the job we did earlier in another video started before we did the demolition and removal of that unit. What we have here is a new or newer model of what the previous boiler was. This is a Weil McLean fan assisted gas fired boiler, it’s about 84% efficient. It’s pretty much the same boiler that hey had before. They had pretty good luck with that one, probably lasted about 30 years. So they decided they wanted to go with the same one instead of going with the high efficiency.
Over here we’ve got the 80 gallon indirect fired Superstore 80 gallon tank. These people had a high demand for hot water and they can pretty much be assured of never running out of hot water with this tank.
Over here in the back, per code, we brought in a fan in a can, and what that device does is basically every time there’s a call for heat or hot water and the boiler ignites it pulls fresh air from outside into the boiler room for combustion so you don’t have a carbon monoxide issue.
We do have a carbon monoxide detector here for code, we also have a low water cutoff which is per code here now. These 2 devices are very important in all heating equipment.
We have 4 zones here for heating. There all tagged. They all have individual pumps to make sure they have the best possible flow rate. They’re all individually valved off. The returns are all individually valved off. This how we always do our systems. And that way there if there’s ever any kind of a problem with 1 zone or another they can easily be isolated and still have heat and hot water.
So, this boiler here comes with a 20 year warranty. They had good luck with the other one and they seem to be pretty satisfied with this one.
